Christine Runs: David Fleming lives and breathes real estate and a healthy lifestyle

Life is a race for Toronto native, real estate agent and writing guru David Fleming. He finds himself racing all the time from his office, to the car, to his clients and to the gym.
Fleming knows about time management and doesn’t waste time even when he is working out â€" he will find time to read while exercising on the stair master.
In a phone interview from his Toronto office he spoke of his passion for real estate and leading a healthy lifestyle. Fleming is available to clients 24/7, with an 80 hour work week being the norm, rather than the exception.
He will spend at least five minutes trying to be healthy, whether having a protein bar while driving to see a client - or having a more substantive lunch - on the go, naturally.
When asked how often he might take an actual lunch, he quickly said, “I don’t really have lunch. It is like in the 1987 movie, Wall Street, Michael Douglas says - “lunch is for wimps.”
Working for Bosley Real Estate Ltd. since 2004, the obviously driven Fleming said, “I manage my time well, I will work out on the stair master for 40 minutes and read the newspaper, it’s my lifestyle.” And, with his remaining free time, he is coaching high school baseball to 15-17 year olds.
The engaging Fleming said, “I try to watch what I eat, but it is sometimes difficult when I usually have dinner at 8:30 at night. My favourite dish is pizza. I remembered once I had ordered the slimiest pizza ever and so when I didn’t want my wife Jenna to know about it I got rid of the evidence â€" (the pizza, the box, etc).”
Fleming is following his passion for real estate whether selling or writing about it. He is an influential blogger, The Grid TO Columnist, and has been featured on the CBC Doc: The Condo Game, as an expert.
You’ve heard of the cliché: what you see is what you get. This best describes Fleming’s personality as he puts his pen to action, being brutally honest and opinionated in his real estate blog. He gives potential home buyers tips on what to look for in purchasing a condo or house.
He said, “I have a passion for writing, and I have a passion for real estate. I’m also one of the most opinionated people you’ll ever meet, and I pride myself on being brutally honest and professional. Put that all together, and you’ve got Toronto Realty Blog, which was launched in 2007.
“The real estate industry is far from perfect and at times can be chaotic, frustrating, and unfair. The process of buying and selling real estate can be among the most trying experiences in life as well,” said Fleming
Other popular blog topics include: Affordable Housing and What’s Wrong with Low Maintenance Fees. Fleming said, “There is always something to write about and it is about keeping up to date. Some blogs take me an average of between one hour and 4-5 hours.” Fleming is also a real estate bi-weekly columnist for The Grid TO. He has tackled topics such as, what condo developers are not telling you.
The Condo Game aired on CBC in November 2013. Fleming is featured as an expert and takes the viewer on a journey of what is happening in the Toronto Real Estate market, one showing at a time. The show examines the forces at play behind the fastest moving condo market in North America â€" Toronto - and discovers a sea of troubles.
The Condo Game examines the lessons learned from the Vancouver condo crisis and explores how Toronto (along with other cities, i.e. Edmonton, Calgary, and Ottawa) could benefit with tougher regulations. The documentary takes a look at the 1,300 condos which have been built in Toronto over the past decade, and examines issues such as maintenance (i.e. faulty glass panels), builder’s honesty, how new developments work, city planning and investor profit to name a few.
Fleming certainly knows his real estate and enjoys educating potential home buyers on the subject…and he absolutely loves his stair master.
